			<content:encoded><![CDATA[<p>All of us on the Islands want you to know that the city and the <strong>Capital Improvement Projects (CIP) Office</strong> are eliminating the 2-way on <strong>Island Avenue</strong> North, and making it a one-way, forcing all traffic to pass in front of the Spa regardless of the level of activity.</p>
<p>As a result of the reduction in the residents ability to exit either direction, residents will experience considerable difficulty in travel past on already congested area in front on the <strong>Standard Hotel</strong>. For instance, at the present, the parking department can not keep up with all of the cars blocking the lanes of travel on <strong>Island Avenue</strong> – North. The reduction to the flow of traffic on <strong>Island Avenue</strong> – North was never discussed at any of the community workshops.  The <strong>CIP</strong> website (<a href="http://www.cmbprojects.com/">www.cmbprojects.com</a>) indicates that this meeting occurred on July 27, 2004, and includes a link to the summary of the meeting’s minutes. The minutes do not reflect any discussion related to the proposed one-way on <strong>Island Avenue</strong>  - North. You might have been at that meeting, but never heard or read about these proposed changes.<br />
All of us on <strong>Belle Isle</strong> recognize that the <strong>CIP Office</strong> projects are vital for upgrading our current infrastructure, but the residents’ safety should be the first priority. The safe flow of traffic plays an important part in the quality of life in South Florida and has long-term impact on our community.  The <strong>Miami-Dade County Public Works Department</strong> representative on the <strong>Venetian Causeway</strong> project, <strong>Jeff Cohen</strong>, stated that the decision was made by <strong>City of Miami Beach</strong> and the<strong> CIP Office</strong>, and the county’s input was brought in afterwards. If you share our concern about the dangerous proposed change in the traffic flow, we would like to recommend:</p>

If you meet online, through the University&#8230; your chances are actually rather good.  According to Donna Shalala, President of the University of Miami, in Coral Gables,  50% of college room mates who meet online,  through the University, wind up rooming together again later.  Not bad&#8230; as odds go.Now what about your parents?  Once you leave for college &#8230; or head off on your own&#8230; what will they do with all the empty space you&#8217;ve left behind?   What will they do with their house?   Will they sell their (YOUR !)   house  (WHAT ?!? )  and  downsize&#8230; or perhaps galanvant around the globe ?   Will  your parents actually  BE ABLE to sell that house?Well, that&#8217;s a bit more daunting (&#8230; on many fronts!).If they live in Pinecrest&#8230; the houses that ARE selling  there are doing so perhaps 6% shy of their asking price.  Only 7 houses in Pinecrest, priced under $1,500,000,  sold last month &#8230;  and  those that did, did so at an average  selling price of $848,000.    Seven homes sold in Pinecrest &#8230;  out of 150 homes listed for sale there.    Of course that leaves 143 unsold and still on the market this month  &#8230; with  signs out front, and  prospective buyers still trapsing through &#8230;. looking for what they consider VALUE !    In the 33156 zip code, alone, there are, right now, twice  the number of homes on the market now as there were a year ago&#8230;   and to make it even tougher, the number of homes selling (right now) is HALF what it was last year, at this very same time!  The competition amongst sellers is stiff.  The opportunity for both buyers and sellers is phenomenal.What does all this mean?  It means that a house has to be priced just right &#8230;   and be more appealing than the others around it &#8230;  to sell.    And with THAT combination  &#8230;   AND  a really good realtor   &#8230;   voila&#8217;!     Magic!     &#8230; The opportunity of a lifetime! 			<content:encoded><![CDATA[<p>Well, it&#8217;s not exactly the cavalry, but the Bush Administration announced a plan today that will help some homeowners that are in dire straits. The new FHA <a href="http://www.hud.gov/news/release.cfm?content=pr07-123.cfm" title="FHA Secure Press Releas">program</a> is being implemented immediately by administrative action and is called FHA Secure.The plan gives the Federal Housing Administration the authority to insure loans for delinquent borrowers facing foreclosure. the immediate implementation of the plan will be for borrower&#8217;s who can demonstrate a good credit history but have been unable to keep up with the mortgage payments once their mortgage interest rates reset and their payments went up. Homeowners who can take advantage of this FHA Secure program immediately, can currently be in default and unable to qualify for a conventional mortgage loan. The default would have to be shown to have occurred after the interest rate increase on their current loan. There are 5 major points to this plan:
<ul>
<li>Homeowner should have a history of on time payments before mortgage rate was reset.</li>
<li>The interest rate reset needed to have occurred between 6/2005 and up to 12/2009.</li>
<li>Homeowner must show at least a 3% equity in property , in either cash or equity in value of home.</li>
<li>Borrower must demonstrate a history of employment</li>
<li>Borrower must demonstrate sufficient income to pay for the new loan payments.</li>
</ul>
<p>By January of 2008, FHA will also roll out a risk based program which would match the borrower&#8217;s credit profile with a corresponding level of mortgage insurance premium. This program will be paid for by increased premiums on the FHA Mortgage Insurance Premiums ( MIP) paid by the borrower.With the current market constrictions on certain types of conventional loans, FHA has seen a substantial increase in the amount of refinance loans being made. The Bush Administration also announced that it will ask the legislature to work towards increasing the ceiling on the maximum loan amounts that FHA can purchase and insure. In addition, the president will also seek to have a tax break for homeowner&#8217;s who were foreclosed and had part of the mortgage debt forgiven. The tax law now would require that the homeowner pay income tax on the amount of mortgage debt that was the lender forgave.This plan will not save everyone. It won&#8217;t help those speculators who thought they would be flipping the property or the buyer who can&#8217;t prove income and bought into one of those stated income loans, but for those who do qualify for it, it means saving their home!</p>
