A Single Family Home in Dade County For Under $206K? YES!!

hiI just spent a considerable amount of time searching the data on the MLS. I know these listings of mine are priced well, but I wanted to research the data yet again and verify it. I’m funny that way.
What did I find? I found that there are no other comparable homes in all of Miami Dade County at these prices! My search criteria did give me some results so I went into each and every listing to check it out further. Although I searched for Single Family homes only, some were duplexes, so I crossed those off the results page.
I also had to cross off another 6 or so results because they were homes that have not yet been completed. Yep. They’re selling you a construction process, plans, permits, inspections, Alka-Seltzer and all. Not quite wash and wear. They might be good deals but they don’t compare to mine which are ready to move into. Crossed off the list!
So what was I left with? I was left with my oh so affordable listings at Salma Lake where you can buy a Single Family home for $218,990 less a 6% Seller Contribution by the Builder. This 6% contribution can be used as you wish. Use it towards the down payment, closing costs or a combination of both. Already have your down payment and closing costs saved up? Well kudos to you. Then your cost for the home just dropped to a whopping $205,851.
Sound too good to be true? It’s not. You really can buy a brand new, never-lived-in home, 3 bedrooms, 2 baths, family room, spacious kitchen with full appliance package, no homeowner’s association, no CDD, large lot of 6,000SF at this incredible price!
So stop rubbing your eyes in disbelief and make the call already. At these prices, they won’t last forever.
