hi“FOR SALE BY OWNER”? Timing is everything. Is this the RIGHT time to sell? The best time to put out your own sign is in a sellers market. A few years ago, as fast as you could pound that FOR SALE BY OWNER sign post into the front lawn, you had a buyer knocking at the door. (You may have had multiple buyers knocking!)
So, what do you do now that we’re in the current “buyers market”? (…with a veritable onslaught of homes available for purchase!). “For Sale By Owner” : This is a rough time to be trying to sell your own house … unless you’re content to have a steady (or scanty) stream of visitors traipsing through … and no serious offers. Question: Do you REALLY want to sell ? If so, get the word out that YOUR PROPERTY is a great buy … and market it, strong and hard. How to do that extends far beyond the “For Sale By Owner” sign in your front yard. (Who sees that sign? The handful driving by… That’s who.) Marketing, visibility and pricing are KEY. You have to make your house STAND OUT! In Miami, right now, for each ONE house that will sell … in any given month… there are well over 30 comparable properties to choose from ( 30 others THAT WON’T SELL!). That being said, houses ARE selling – the ones that are priced well & marketed well.

The slower market does not just affect those selling by owner. Although selling by owner in a hot market is often, as you say, pretty easy, selling by owner in a buyer’s market can give you an edge over the competition as long as you are priced aggressively and can find enough exposure for the property. As sellers can use flat fee MLS services now, and websites that use Web 2.0 technology to place their homes in front of buyers, the playing field is a lot more level. Agents who have multiple properties that aren’t moving are not going to be jumping up and down to provide extra service in this market from what we’ve seen here in Massachusetts. Already they are dividing open house times, and have cut down on their local advertising, preferring to populate free classified sites like craigslist instead. The only thing they seem to say to their clients is “lower the price”. Heck, they can do that themselves and still save their bottom line by selling privately.

Chosing a realtor is similar to chosing a professional in any field (…with care!). Remember,a real estate license is available to almost anyone! A proper market analysis will indicate what your property is likely to sell for, and that’s your starting point, with regard to pricing. Staying competitive in a dropping market is important though! Realtors are a dime a dozen. Chose carefully: a competent realtor, with a reputable company. A good realtor can save you more than you’d ever pay in commission!
