A proper market analysis will indicate what your property is likely to sell for, and that&#039;s your starting point, with regard to pricing. Staying competitive in a dropping market is important though! Realtors are a dime a dozen. Chose carefully: a competent realtor, with a reputable company. A good realtor can save you more than you&#039;d ever pay in commission!</description>

Although selling by owner in a hot market is often, as you say, pretty easy, selling by owner in a buyer&#039;s market can give you an edge over the competition as long as you are priced aggressively and can find enough exposure for the property.  As sellers can use flat fee MLS services now, and websites that use Web 2.0 technology to place their homes in front of buyers, the playing field is a lot more level.  Agents who have multiple properties that aren&#039;t moving are not going to be jumping up and down to provide extra service in this market from what we&#039;ve seen here in Massachusetts. Already they are dividing open house times, and have cut down on their local advertising, preferring to populate free classified sites like craigslist instead.  The only thing they seem to say to their clients is &quot;lower the price&quot;.  Heck, they can do that themselves and still save their bottom line by selling privately.</description>
