hiFasten your seat-belts, Miami, a new breed of building is setting the stage for the future of our city! Miami Green, located at 3150 SW 38th Avenue, is the first commercial building to be built in Miami and LEED certified-Silver.
This is a fantastic accomplishment as LEED certification standards are by no means easy. The LEED rating system is based on points; the more points a building receives, the higher the level of certification it can get, up to Platinum.
Miami Green, developed by Holly Commercial Real Estate, boasts 13 stories of Eco-friendly office spaces ranging from approx. 1,000 sf to an entire floor of 10,000 sf. That is five floors higher than Coral Gables building code allows, just for being green! Tenants have the option to park and plug in their electric cars on their private floor level or opt to ride the Metrorail, and be dropped off directly in front of the building at the Douglas Road Station (whose name will eventually be changed to include the name of the building). Prices range from $425-$550sf.
Conscientious use of resources and environmental sustainability sound great, but often buyers are more interested in how green buildings benefit themselves. Benefits of green buildings, compared to conventional buildings, are numerous and include (not limited to) energy/water savings, higher profitability and less absenteeism. Not to mention, enhancing asset value and profits.
Now who can say no to that?
