Monica Hatcher wrote some positive real estate news on the front page of the Miami Herald.
“Median home sale prices in South Florida fell to 2004 levels in April, tickling the interest of more buyers, who are - finally - starting to bite.”
In my own experience, properties that are priced realistically are the ones selling. We are having an influx of European, Northerners and Latin Americans looking for good deals and finding them.
We hear the same thing again and again: Price your property according to present market values and buyers will buy it. I am a witness and participant in this role reversal from a seller’s market to a buyer’s market, and this strategy works.
Since we don’t know exactly when the market will turn upwards again, being too cautious might work against buyers, so if you are thinking of purchasing a home or condo, now is the time to do it and take advantage of very, very motivated sellers.
