The grand scale development on the Gulfstream land in Hallandale is very ambitious with restaurants, casinos, apartments and entertainment. It will add a very needed resort and fun feeling to the area which is sorely missed. All the vacation fun and glamour of years long gone by never was replaced in the northern part of Dade County.

Now there will be more reasons for tourists to stay in the new Sunny Isles condo hotels and come here to enjoy activities they can’t find anywhere else. The tourism trade is vital to our economy. Plus, it is fun for the locals as well.

May was a better month for sales

The NAR report showed that sales were up slightly in May due to more appealing prices but that the general trend was downward. The high rate of foreclosures affect the market as well as the large inventories. So far, this year home sales are down 16% and condo sales are down 25%.

This is a good time for buyers to come back into the market and take advantage of the much lower prices in all catagories. Eventually the demand will grow and prices will start to move up.

Housing starts were down and builders have found it difficult to get financing. In a year or two, a scarcity of new homes, will cause buyers to buy up existing homes and the prices will go up because of lack of supply and greater demand.

The housing market is one of the most important parts of our economy. It affects jobs, supplies of raw materials and construction. As soon as buyers start to venture out again, all segments of the economy will begin their recovery.

If You Price it Well, They Will Come

There are no magic tricks to sell properties in this depressed, and depressing, real estate market.

The best way to sell your home or condo, besides calling me to assist you with the process, is to price it well, and lower than the competition. This is real estate 101.

“Falling prices are pulling more buyers in”, according to the Miami Herald, “South Florida’s long-dormant housing market showed further signs of life in May”.

Positive news are always welcome in a shaky real estate market. The way I figure it, we’ve been down for so long, there is only one way out, and that’s up. I advise buyers not to wait too long, and miss out on the good deals out there now. This is the time to take advantage of the great opportunities available.

Tourism on the Increase in South Florida

Welcome one, welcome all.

“Miami-Dade hotels had little trouble filling rooms last month, bolstering hopes that national economic woes won’t depress South Florida’s tourism industry”, according to the Miami Herald.

South Beach is at the forefront of this tourism trend, attracting more tourists than Broward or the rest of Miami -Dade County, which also reflects the real estate trends when comparing the South Beach market to the rest of South Florida.

Of all the visitors, “90 percent arrive by plane and nearly half are from other countries, where favorable currency exchanges are bolstering buying power in the United States’, according to the Herald.

In a recent visit to my local supermarket, I felt like a tourist in Italy, as I was surrounded by Italians merrily shopping all around me.

I welcome all visitors, who inject a much-needed boost into our Miami Beach’s tourism and real estate industries.

More Millionaires than Ever

There are more millionaires on this planet than ever before, and according to the Associated Press, “The world’s millionaires club is getting bigger – and its members decidedly richer”.

The Miami Herald reports “The number of people around the globe with at least $1 million in assets swelled by 6 percent last year, to 10.1 million, that means an additional 600,000 people became millionaires or richer”.

“South Florida millionaires are also on the rise, mainly from foreign nationals from Latin America and Europe“, according to Carlos Torre, resident director of Merrill Lynch in Miami. The percentage of millionaires in Miami-Dade and Broward increased 14 percent to include 52,521 households, according to the Merrill Lynch report.

“The wealthy continue to come here from countries that are experiencing political or economic uncertainty” said Torre.

With all the gloom and doom daily reports in the media, this wealth increase offers a glimpse of hope in our battered real estate market.

Talking To The World With Your (My) Fingers

I’ve been reading blogs on the internet for the last several years and did not know how easy it was to create my own. I hope that you enjoy reading my blog as much as I enjoy writing it. Before we begin let’s see how far I’v come. A few years ago when I was just a youngster (I’m the little guy) we didn’t have computers and now we do. This is getting to be more fun then I expected.

In addition to being a Commercial Realtor at EWM Realtors in Aventura FL, I play the clarinet in the “North Miami Concert Band” which is having one of its concerts this July 4, 2008 at FIU, Biscayne Campus at 6:00 PM. We have monthly concerts that will start up again in the fall. Stay tuned for more info.

PPTOPA Does It Again – This Time With Swashbuckling Style In The Pirates of Penzance

In my prior blog regarding The King and I, a musical performed by PPTOPA, (Pembroke Pines Theatre of the Performing Arts), I advised you that this fine organization is performing the timeless musical, The Pirates of Penzance. The dates for the performances are July 18, 2008, through August 10, 2008. There are both matinee and evening performances. The tickets can be ordered online.

For community theatre, PPTOPA ranks high above the rest. For a swashbuckling good time, I highly recommend that you support them in their efforts to promote the performing arts in our community — especially those of you who live in Pembroke Pines, Broward County, Florida.
