You need to pay close attention to the two principles who own the long-term lease. The only purpose for the villas is to cash in and divy up the proceeds from the villas sales and then head back to NY, esp the NY attorney owner. He is counting on this project to fund his retirement since he left his law practice. They have Withers and Sleznick in their pocket, they had Ralph at one time when the Biltmore bought insurance from his partner but that may have changed. Maria is always a ? and Kerdyk is on one day and off the next. This project will not guarantee the Biltmore will be any more competitive than without the added 20 rooms. 100 rooms yes but not just 20. They may argue that some owners will put their unit in a rental program to gain additional units to rent, just ask the Alexander Hotel owners how the Seaway rental program doesn’t work. This project should never be allowed. This is no Casa Loma replacement, this is just greed.
