Ron

Great interview . Congratulations ....

Not only the Bargains are there, but also the same are really affordable for First Time Home Buyers through FHA, a government sponsored ( insured ) loan program that allows buyers to get those great homes with only 3.5% Down.

Picture this, as of January 16th 2009 a qualified buyer could buy a $103,627 home by putting only 3.5% down and getting an Interest Rate of ONLY 5.00% . That is just a monthly payment of $546.00 plus escrows and mortgage insurance.

Furthermore, if that buyer works with a great EWM realtor, he/she could negotiate up to 6% of seller's contribution towards closing costs and pre-paids and basically buy that home for only $3,627.00

Worse case scenario, buyer will still buy a great bargain with only $8,427.00 plus pre-paid taxes and insurance escrows. ( Estimated closing costs of $4,800 includes lending, title and government fees )

To me 2009 is the year of the Buyer's ....
