Weston,Florida is having some good things happening and some not so good things.  Of course the not so good  really isn’t that bad but it’s another challenge for us Realtors.  On the graphs listed below are Weston’s Real Estate Market Analysis. Price Analysis , and Inventory Report.   The criteria is actives, pending, and closed sales going  back 90 days.  There was no specific price criteria.

The good things in Weston are we are selling properties.  The “bad” news is our inventory is down.  If you are looking for “the home” that’s under $300,000 or close to it you will be in for a challenge.  But everyone needs a challenge once in a while.  I’m not saying that this price range isn’t available I’m saying it’s not at every corner anymore.

We are having multiple offers submitted on our listings now.  The short sale homes can only submit one offer at a time, where the REO or foreclosures can submit all offers till bank excepts one.  Although I have had the scenario where the bank comes back after multiple offers and tells everyone to put one more offer in and make it their highest and best offer.  The bank then chooses from that.  Again, it’s not always the highest offer that wins the house.
