National “Stop on Red” Week runs from 8/2/09 – 8/8/09.   The City of Aventura supports this campaign and is committed to preventing accidents caused by running red lights which is one of the leading causes of traffic crashes.  Aventura encourages all drivers to promote a safe driving environment.

National “Stop on Red” Week was created by the Federal Highway Administration in 1995 with a goal to educate the public of the dangers of running red lights and to promote safe driving habits.  In recent studies by the Federal Highway Administration, 97% of drivers feel that other drivers running red lights are a major safety threat, and 1 in 3 people claim they personally know someone injured or killed in a red light running crash.

Spend a Sunday in Fairchild Gardens!   Tram rides run continuously, offering superb narrated tours, and visitors can hop on and off at will. (I repeated the full tour, three times in a row,  one afternoon, when John Soliday  – University of Miami Professor –  was the tour guide. Worth calling ahead just to see if he’s doing tours that day!)  The gardens, and that tour guide, got me hooked on Fairchild’s wealth of information!  Truly fun!

North Coconut Grove

For instance, above you will find a map of “North Coconut Grove”.  The entire area extends from 27th Avenue all the way North to where US1 meets South Miami Avenue.  North Coconut Grove typically features homes with larger lots and higher prices (on average between $1,000,000 and $3,000,000).  However, there is a section of the North Grove that doesn’t fall into that category. The pocket between 27th Avenue and 22nd Avenue is the perfect place for someone who wants to live in the North Grove but who’s price point is more in the $500,000 to $600,000 range.

South Coconut Grove

South Coconut Grove can be broken up into the homes West of Main Highway and East of Main Highway.  If you look at the homes West of Main Highway you will see most are priced between $600,000 and $1,500,000.  But East of Main Highway you are looking at average prices of $3,000,000 and up.  It is East of Main Highway in the South Grove where a bulk of the waterfront homes are which explains the high increase in price.

The glut of condos has not gone unnoticed!!  Opportunities to make money in this sector of the economy has created the Bulk Purchase Of Condos as a new concept that is being tried first in Miami and if this proves successful, it will spread to cities like Las Vegas and San Diego where many condos are standing empty.

In Aventura, the Artech development of condos at 3131 N.E. 188th Street was completed with 235 units.  41 of these units were bought in bulk and at greatly reduced prices from the developer and are now on the market with 15 having been sold, so far.

At Bal Harbor One, a luxury highrise overlooking the gorgeous Government cut oceanfront, sold off 51 condo hotel units for 14.6 million dollars, to a bulk investor.

This type of purchase, allows new prices for these condos to be set at current rates and buyers will be able to take great advantage of severely reduced prices of well built, luxury properties.  Truely, a great chance to really get a deal.

This also allows condos to get filled up and collect maintenance fees.  These private investors are acting stragically, pricing the properties at the market, offering incentives, and sometimes renting those that don’t sell.  They are filling a need in the market place.
