			<content:encoded><![CDATA[<p><strong>In Dallas, Texas, on October 26, a wonderful  thing happened.  In the heat and excitement of a real estate auction where hundreds of foreclosures were being auctioned off, a true modern day heroine bid on a house that saved another person&#8217;s future.  The grief stricken owner sat crying as her home was being auctioned and a woman, Marilyn Mock, saw her tears and bid and won the house and turned around and gave it to the former owner as a gift.  Truly an act of biblical proportions.  The grace and beauty of one person helping another.  I want to believe that stories like this will happen all over America, as people help each other through these hard times.</strong></p>

			<content:encoded><![CDATA[<p>I  think it is important to be focused on the conditions in our immediate market and not let the dramatic news on TV and radio and the web affect our optimism that real estate both being bought and sold will continue in some form every day no matter what the news.</p>
<p>Real Estate prices are lower than they have been for five years.  Excellent values abound and cash is king.  Many buyers coming in from South American, Brazil, in particular have found that buying for cash will render them great buys.</p>
<p>For instance, an older development like the Coronado, has traffic every day and it is attractive for it&#8217;s location and intensive renovations which are making the outside of the buildings look almost new, again.</p>

			<content:encoded><![CDATA[<p>There are some really great oceanfront apartments available well under $l Million in Sunny Isles.  Some of the buildings that I see as having particularly good values, are Ocean Two and Ocean Three.  Great locations, wonderful amenities and large exciting apartments.  Ocean Four, although it is in a busier part of Sunny Isles has beautiful apartments, and a warm friendly atmosphere especially the wide beach.  Now is a good time to take advantage of these lower prices.  These buildings are good for families, pet friendly and luxurious.   There are some exciting additions coming to Sunny Isles. Epicure is replacing the old Rascal House and will be a delicious alternative with retail food as well as a cafe.  Sunny Isles has a beautiful new municipal building housing a post office and library.  Sunny Isles is a great place to live and vacation.</p>

There are three townhouses currently for sale and will be a great choice for any buyer looking for a beautiful well run community to live in.</p>
<p>Many developments are losing their ability to pay their expenses because they are not collecting the monthly maintenance dues and working to see that any foreclosures are sold again, promptly. Properties are becoming unsaleable because of foreclosure rates, delinquent maintenance payments and banks are refusing to make loans where these conditions are endemic.</p>
<p>Now, more than ever, condos and homeowners associations have to take their jobs seriously and act quickly whenever a delinquency occurs.</p>

			<content:encoded><![CDATA[<p>Today, the Brookings Institute did a study on the housing market.  They notice that the housing crash is not everywhere and in every city.  Some homes in San Francisco have been selling at record high prices as are some homes just outside of Washington D.C.  They report that immigration into some cities have increased demand for homes but that places like Miami, and Phoenix, Arizona have been experiencing less immigration into these heretofor popular destinations.  The report also goes on to say that demographics may change if gas prices remain high over a long period of time.  This would result in less demand in the suburbs and areas that require a long drive to work.  Urban areas will probably be the first to recover and will see prices rise in cities where people can live close to their jobs.</p>

			<content:encoded><![CDATA[<p>I just read, today, that a small developer in New York is making mortgages for the buyers without appraisals, no points, no fees and a l point lower than the banks and amortizing on a 30 year basis but holding it only for seven years.  They feel that by then, the real estate market should be stable and people will be able to refinance with an institution.  This might be a good idea for some of our sellers.  It would make the property more saleable and enable the buyer to avoid the pitfalls of the credit crunch and the seller can move on.</p>

			<content:encoded><![CDATA[<p>According to a new study from the Joint Center for Housing Studies of Harvard University, &#8220;The State of the Nation&#8217;s Housing 2008&#8243; finds the country is getting ready for an increase in housing demand.  This is based on a growing population due to a projected annual immigration of l.2 million.  The report said that in addition to different household types developing such as more divorces, aging of population, there will be a growth from 2010 to 2020 in the number of households in the U.S. of more than 1.4 million per year.</p>
<p>The reduction in inventory because of reduction in new home construction will also be a major factor.  Less supply, more demand will help raise prices.</p>
<p>Cities with large immigrant populations will be the first to recover.</p>

<p>Now there will be more reasons for tourists to stay in the new Sunny Isles condo hotels and come here to enjoy activities they can&#8217;t find anywhere else.  The tourism trade is vital to our economy. Plus, it is fun for the locals as well.</p>
