I went to visit our marketing office in London, Mayfair International.  It is located in a lovely area of London called Mayfair.  I met with the wonderful people working there and we had an interesting time sharing ideas of what is going on in the market.  Sadly enough with this world economy crisis,  London is facing what we are facing in our Miami market.  Their prices are collapsing and foreclosures are spurting all over.  Sounds familiar ? Yes, they have the same symptoms we have.

In Florida we have an advantage that will help us get out of the hole . We are very lucky that in Florida, real estate agents can show any and all properties listed by anyone in real estate.  In London each office holds some listings of properties for sale.  That means you have to go boutique shopping when looking for property.

While for us in Miami the way we work is that we can show you anything that is listed for sale in Florida from any area from any realtor.  That means you only need to shop with ONE Realtor and you can see everything.  We can more efficiently and effectively show properties to our buyers and give them a menu of choices. Now we have properties in foreclosure that people can take advantage of purchasing.  We are so priviledged !! It is sooooooo easy to shop in Miami.  Come visit us !

There was a great meeting with the new owners/developers of the unsold units in Peninsula CRE Boca Opco this is what was said:

1. They took possession 5 weeks ago and during the last 5 weeks they have:Assembled a team of highly skilled professionals Cleared the contractor liens, Renegotiated the contract with the Communication Provider, Hired an interior decorator to finish the lobby, Started the search for a Valet Provider,

2. In the next weeks they expect to:

– Redo the lobby using as much of the furniture they have but with a cohesive design using the expertise of a decorator – Start Valet Service when enough owners are moved in – Finish the Spa – Open the 2nd pool – Work with the association of Peninsula I to reopen and fix the problem with the pool shared by the buildings.

They were very professional and reassured the owners and renters that things will start happening very soon, that very soon there will be contractors working again in the building once the settlements with them have been cleared. They also promised to call for a meeting soon with the Association to cover association matters, which were not covered at this meeting because it has to be a formal meeting to do so.l Although we can’t promise the exact date when the spa will open, we feel that in the next month or so there will be valet service in the building and the Spa / Gym and / or weight rooms and will be open.

They have substantial amount of money allocated to bring the Peninsula II up to the standards of a Luxury Building with fantastic amenities. They own a bit over 100 units and realize that to sell them at the prices they expect to sell them they need to finish everything with good quality in a timely manner.

So what better information than to find that this exclusive high quality building is getting an even better hand taking care of it ? The apartments are huge, the views are spectacular and its new new new.

But to be honest we were impressed at how nice the beach was, with the service of beach chairs and the food service at the pool including bar service. The infinity pools are beautiful and the gym is superb. It’s amazing that the prices in this fantastic development are so reasonable.

What’s amazing is that we hear of tenting the houses in Florida, but rarely do we hear of these cases of subteranean termites. I would advise everyone to read on it and be aware of little ant like insects. If you see them, you better check what it is. It is amazing how quick they eat up your house and the trouble they can cause.

Just imagine how quick they can eat up your home. And all this is happening while you don’t even know they are there.

We think that because we live in great neighborhoods in Dade county or Broward county and the construction here doesn’t have as much wood, we are exempt? No we are not.

So now I am with my client rushing through Aventura, Sunny Isles, Bal Harbour and Hallandale looking for a rental for a year while their house will need a major renovation ! So if you are moving to South Florida, if you are buying a house, if you just bought a house , Don’t wait, take my advice and get a termite inspection and ask for the subterranean termites as well.

Este servicio es gratis, si es gratis. Tienes el mejor transporte cuando vives en Aventura. Ojala todas la ciudades hicieran este mismo tipo de arreglo de transporte. Eso eliminaria mucho la congestion de las calles. Yo opino que la ciudad de Sunny Isles con todas su torres nuevas, deberia hacer ese mismo tipo de arreglo para aliviar las carreteras.

Al ser una vendedora de bienes raices en el area de Aventura y Sunny Isles, he gozado ver como estas ciudades han crecido tanto en los ultimos 25 anos. Es como ver un nino crecer. Pero con el crecimiento vienen los dolores del mismo, como que hacer con tantos carros?

Asi que si vives en Aventura, aprovecha a utilizar el Aventura Express !

This is a wonderful free, yes free, transportation convenience that you have when you live in Aventura. I wish all cities would make this same type of arragements. Can you imagine how many cars we would eliminate from the roads? I think that the city of Sunny Isles should make the same type of arrangement so that they can ease the roads when all the towers are built.

Being a Realtor in the area of Aventura and Sunny Isles, I have enjoyed seeing how these cities have grown in the last 25 years. It is like seeing a child grow and blossom. But with the growth come the growing pains like what to do with the congestion of so many cars. So if you live in Aventura and can use the Aventura Express, take advantage !
