<p>Lo unico que hay que agregar es los pisos al gusto del comprador, pintar y poner unas lamparas y estara listo a vivir en uno de los lugares mas codiciados de Miami. APreoveche a comprar ahora que vienen los cierres y los inversionastas que compraron con objeto de revender se han encontrado con un mercado debil y estan dispuestos a vender sus apartamentos basicamente a los precios que ellos contrataron hace 4 años cuando el mercado de propiedades no se habia calentado tanto.</p>
<p>Por ejemplo el Hotel St Regis tambien en Bal Harbour en el lugar en que el Sheraton Bal Harbour queda, esta siendo demolido hoy Noveimbre 18, 2007  y estan vendiendo apartamentos que seran construidos empezando a fines de ano. Estos apartamentos se ahn vendiendo por $1,200 y mas por pie cuadrado. En recientes reventas de edificios construidos en los ultimos 15 anos en Bal Harbour, los precios por pie cuadrado han estado por los $800 el pie. Como One Bal Harbour se vendio originalemtne en preconstruccion hace 4 anos, los precios que puedes conseguir hoy en dia estan entre los $650 y los $750 por pie.</p>
<p>No todo el mundo puede vivir en los mejores sitios pero para los que pueden comprar hoy en dia, en estas epocas de crisis a $600 as $800 el pie, podran gozar de uno de los mejores sitios del planeta a precios del 2,003 antres de las subidas especulativas del 2,004 y 2,005.</p>

			<content:encoded><![CDATA[<p>I saw a <a href="http://blog.ewm.com/2007/11/01/south-florida-real-estate-why-i-believe-it-is-still-a-good-investment/">post from Carlos Ruiz de Quevedo, AIA </a> who gave me  food for thought and I would like to share and invite comments from other parties regarding South Florida Real Estate.</p>
<p>I am very optimistic about Real Estate in South Florida and the trends, weather and location are in our favor, however, besides the oversupply that might take years to absorb we have other problems that our politicians are not approaching correctly:</p>
<p>1. <strong>Property Taxes</strong><br />
They are a lot higher than in sunshine states like Georgia and the Carolinas. Also Florida has a lot higher insurance costs. We are trying to address this  and we need to vote in January to move closer to a solution.<br />
2. <strong>Public Transportation</strong><br />
Miami and Fort Lauderdale are lively cities with great energy and a ton of things to do, but both counties have very poor public transportation systems and neither county is addressing this problem very well.<br />
3. <strong>Public Projects</strong><br />
When we built a great project like the Carnival Center of the Performing Arts which was way over budget, why didn&#8217;t we build parking for it? Why did we not build it a in a place like the Miami Arena with Water Views?<br />
We lost a great opportunity to built &#8220;the Opera House of Sidney&#8221; in Miami that after several decades of being built it is still an amazing structure in the right place. The over budget thing does not bother me as much as the poor location and lack of parking.<br />
4. <strong>Foreign Nationals<br />
</strong>Did you know that a foreign national can&#8217;t stay in the country more than 120 days (if he/she stays several years in a row?). And who are the big investors in this area?  Foreigners<br />
If a foreign national stays more than the alloted time and the IRS finds out, the IRS will make them US residents for tax purposes and tax them on their world wide income. Let them stay as long as they want - they pay higher property taxes than we do and they consume and keep our economy going.  If we want to charge them for staying, many will gladly pay a fee to stay as long as they want.<br />
5. <strong>Financing Foreign Nationals</strong><br />
And talking about foreign nationals, the financial institutions are now requiring a lot higher down payments than for locals and I would bet $100 that there are less foreclosures from foreign nationals than from residents / citizens.</p>
<p><em>The more I travel the more appreciate how wonderful Miami is</em>. There are few places in the world that offer the climate , the diversity , the amount of restaurants with cuisine from all over the world including the &#8220;cafe cubano&#8221; (that I miss when I travel). But we have a way to go to become the New York, Chicago and the LA that we want to compare ourselves with.<br />
We have done a lot of improvements but we still do not have the economy of  these other cities. And with all the greed that allowed our developers to build we still do not have Broadway type area. Midtown or Biscayne Landing would have been the perfect choices for theatre locations,  but the decision makers sometimes lack the long term vision to make Miami the numero 1 destination in the US and in the world.</p>
<p>We all have to become more involved in the political process to elect the right officials and to demand from them to get the things we are still lacking.</p>
<p>Meanwhile, we as Realtors can do our part to improve the business by advising our clients on how to price their properties in this market and by not taking over priced listings that show an oversupply of inventory with seller&#8217;s are not serious about selling.</p>
<p>Every day when I look at my areas Aventura, Sunny Isles &amp; Bal Harbour I see still more units coming into the market than going pending and everyday you see over 25% of those properties are over priced from day one.</p>
<p>When working with a Buyer today I tell them it is a great time to buy because of the willingness to some sellers to negotiate. Many like to wait because they see and hear about the high inventory. They do not want to believe that many sellers are very stubborn and won&#8217;t sell unless they get a specific target and as long as they do not have the need to sell they will set the prices at artificially high levels.</p>
<p>Yes the inventory is huge but the people willing to sell at 2,003 / 2,004 prices are not that many. Unless potential sellers are not able to afford their properties any more, the amount of great deals is limited, but it is there today. I wish we could know what tomorrow will bring but if I have the right credit, ability to pay and desire to own, I would not wait too long. We are probably not at the bottom of the market but there is pent time demand accumulated and when we reach it, it will not be a bottom for a long time.</p>
<p>For example, we have a unit in One Bal Harbour that we bought as an investment with a partner. We wanted to sell it because the partner does not want to close. There are 63 apartments for sale in the same building but only 5 units are listed for less than $1.3Million. 3 of the listings are below the bridge and have obstructed view, so for somebody wanted to buy a smaller apartment (2,000 sft) in this Luxury Building at a good price there are really only two options-  my unit in the 9th floor and a competing unit 2 floors down.</p>
<p>The other people that have contracts on similar units are not willing to sell at their cost 4.5 years ago, they are looking to make $100,000 or more. So a potential buyer things there are great opportunities to buy, when in reality there are just two opportunities and once they are gone maybe they will be a third one but maybe not.</p>
<p>Just some food for thought!</p>

<p>Quiza uno de los edificios mas lujosos que se construyen en el sur de la Florida es One Bal Harbour localizado en la parte Norte de Bal Harbour, Florida, construido por WCI Communities, uno de las mejoras constructoras de condiominios de lujo y de comunidades de Goldf en Florida, New York, New Jersey y Pensilvania.</p>
<p>Ellos estan construyendo su primer Condo Hotel combinado con un Condominio de lujo.</p>
<p>One Bal Harbour esta construido en el lote donde estuvo por muchos anos el Harbour House, el cual fue demolido  y en su lugar se contruyo este edificio de 26 pisos con 185 condominios desd 2 habitaciones y 110 habitaciones de Hotel tipo suite, de 1 habitacion y una de dos habitaciones.</p>
<p>Este terreno tan hermoso esta localizado en el &#8220;Inlet&#8221; de Halouver por donde entran y salen los botes al mar desde la Bahia. Tiene un terreno de playa muy amplio para el uso de sus afortunados residentes y de los clientes que se queden el Hotel de 5 estrellas, el Regent Bal Harbour.</p>

<p>Nosotros recientemente visitamos el edifico casi terminado y subimos al piso 9 desde donde apreciamos una vista incomparable del &#8220;Inlet&#8221; y todo el parque de Halouver con su maravillosa playa, Bahia, Oceano y una vista por millas de 180 grados, es absolutamente increible. Muchos condominios tienen vistas espectaculares del Oceania y aun de la bahia pero pocos te permiten tener esas vistas mas una vista que por millas hacias el Norte te dejan ver tambien las luces de Sunny Isles Beach, Aventura y el parque de Oleta, lo unico que podiamos decir quien tuvimos la fortuna de ver esa vista fue, WOW, WOW, WOW</p>
<p>Al llegar a la unidad tomamos el elevador de esa linea el cual nos llevo directamente a la unidad, una vez adentro pudimos apreciar los techos de 10 pies de altura, la cocina espectacular con cabinetes Europeos, con electrodoesticos de acero inoxible de marcas como Miele, el enfriador de vinos y la maquina de Epxresso.</p>
<p>EL bano principal es supremamente amplio moderno y decorado con un gusto exquisito y marmol de la mejor calidad.</p>
<p>EL cuarto de lavado donde esta la lavadora / secadora y fregadero es super amplio con muchos cabinetes de almacenamiento. La Terraza es amplia con la vista espectacular y viene ya con pizos.</p>
<p>Lo unico que hay que agregar es los pisos al gusto del comprador, pintar y poner unas lamparas y estara listo a vivir en uno de los lugares mas codiciados de Miami. APreoveche a comprar ahora que vienen los cierres y los inversionastas que compraron con objeto de revender se han encontrado con un mercado debil y estan dispuestos a vender sus apartamentos basicamente a los precios que ellos contrataron hace 4 años cuando el mercado de propiedades no se habia calentado tanto.</p>
<p>Por ejemplo el Hotel St Regis tambien en Bal Harbour en el lugar en que el Sheraton Bal Harbour queda, sera demolido y estan vendiendo apartamentos que seran construidos empezando a fines de ano. Estos apartamentos se estan vendiendo por $1,200 y mas por pie cuadrado. EN recientes reventas de edificios construidos en los ultimos 15 anos en Bal Harbour, los precios por pie cuadrado han estado por los $800 el pie. Como One Bal Harbour se vendio originalemtne en preconstruccion hace 4 anos, los precios que puedes conseguir hoy en dia estan entre los $650 y los $750 por pie.</p>
<p>No todo el mundo puede vivir en los mejores sitios pero para los que pueden comprar hoy en dia, en estas epocas de crisis a $600 as $800 el pie, podran gozar de uno de los mejores sitios del planeta a precios del 2,003 antres de las subidas especulativas del 2,004 y 2,005.</p>

El Hotel lo maneja Regent International, una cadena 5 estrellas con restaurantes de calidad, el Spa de Guerlain, con servicio a su apartamento, con concerge, con dos piscinas, y unas vistas espectaculares.</p>
<p>Como dueno del apartamento, tiene derecho a todos los beneficios del hotel de 5 estrellas, sus salones, restaurantes y servicios del Regent International.</p>
<p>Al llegar al apartamento en su elevador privado, entra y tienes ventanales de techo a piso para apreciar las vistas de agua, mar, playa y el horizonte de Sunny isles.  Viene con una cocina abierta para poder apreciar la vista.  Tiene los aparatos electricos de stainless steel, cabinetes italianos, granito, neverita para vinos, y maquina de hacer capuccino. </p>
<p>El condo, condo Hotel St Regis, tambien en Bal Harbour, donde hoy en dia esta el Hotel Sheraton, sera demolido prontamente y los paratamentos se estan vendiendo a $1,500 el pie (un apratamento de 2,000 pies sale en $3,000,000). Como el One Bal Harbour se vendio en Pre-Construccion hace mas de 4 años se consiguen apartamentos empezando en $600 el pie, que es el mismo precio que costaron hace 4 años. Ventas recientes en edificios como Bellini y Majestic Tower, tambien en Bal Harbour, se estan vendiendo por $800 por pie.</p>
<p>One bal Harbour tiene una localizacion inigualable al lado del Inlet de Bal Harbour, con una playa ancha, con servicios de Hotel de 5 estrellas, con un SPA de primera categoria, con un restaurante y bar y todos los servicios de Hotel al precio de hace 4 años. <p>Para llegar a Biscayne Landing tomas Biscayne Blvd y en la 151st vas a la derecha, pasas la oficina de ventas y vas hasta la entrada. Muy cerca a Biscayne Landing esta el nuevo colegio David Lawrence que va de K a 8 y tambien el Campo Norte de la importante Florida International University con sus famosos programas internacionales, de Hospitalidad y muchos otros.</p>
<p>Los apartmentos son todos amplios, el mas pequeño de 2 alcobas, 2.5 baños mide 1,600 pies. Los modelos varian desde 2 cuartos, 2.5 baños, 2 cuartos mas den, 2 baños, 3 cuartos, 3 baños y 3 cuartos, 3 baños. Los precios de alquilar varian desde $1,650 a $2,300 por mes.</p>

<p>Los apartamentos tienen  cocinas Gourmet con muebles Italianos y equipos GE Stainless Steel Appliances, Topes de Granito. El Master Suite es amplia algunas con uno o dos closets (walk in closets), baños con Marmol con un SPA y ducha separada, doble lavamanos y bastante espacio para almacenar y un espejo grande.</p>
<p>Los otros baños son de loza con su ducha y el lavamanos con su mueble y marmol en la parte de arriba. Todas las unidades tienen lavadora secadora en un cuarto separado. Algunas unidades tienen marmol en toda el area comun y tapete en las habitaciones, otras traen marmol a la entrada y tapete en el resto de la unidad.</p>
<p>Otra ventaja grandisima de Biscayne Landing es que para el inquilino esta incluido: Internet de alta velocidad, cable (basico), agua, agua caliente y servicio de telefono, o sea solo hay que pagar el alquilar, la electricidad (cocinar, luz, aire, lavadora/secadora) y el parqueo adicional si tienes mas de un carro ($35 por carro adicional).</p>

La brizas de la tarde y la noche, que vienen del oceano, son maravillosas. Aun en pisos bajos te sientes que vives en el borde de un bosque de 200 acres (eso es lo que tiene de area Biscayne Landing) y sin embargo estas en la mitad de la ciudad en un edificio con valet parking 24 horas al dia, una caseta de seguridad y seguridad rondando la propiedad.</p>
