<p style="margin: 0in 0in 0pt">After some research I have found that the foreclosure properties are being purchased at a much higher rate as first time home Buyers and investors in market after market are deciding that we are near enough to bottom. The signs of this shift are occurring now, that is, the supply of new construction and foreclosure homes are being absorbed by first time Buyers, investors, and secure homeowners taking advantage of their financial strength.  This spring may be the tipping point when market activity flourishes.  I believe it will.</p>

<p style="margin: 0in 0in 0pt">This Buyer and investor activity will create its own momentum.  As more Buyers and investors choose to buy now the demand they create will stabilize and lead to market appreciation.  Did people who bought at the height of the boom in late 2005 and 2006 lose equity?  In most markets yes, in some markets they lost a lot.  Are the Buyers who buy over the next year likely to be buying at the bottom of the market and benefit from excellent appreciation?  Every indication that I see says yes.</p>
<p style="margin: 0in 0in 10pt">FIRST TIME BUYERS THIS IS YOUR TIME!  The federal government is still offering a $7,500 tax credit that is scheduled to conclude in the summer of 2009.  Prices and interest rates are down.  If you are employed and credit worthy you can buy with a small amount of cash out of pocket.  FIRST TIME BUYERS THIS IS YOUR TIME!</p>

			<content:encoded><![CDATA[<p>Coral Gables cannot be properly described without explaining the city&#8217;s dynamic history.  Founded in 1925, Merrick and other early visionaries were influenced by the aesthetics of the &#8220;City Beautiful&#8221; movement sweeping America.  City planners were inspired by the design of New York City&#8217;s Central Park, with its wide tree-lined avenues, monumental buildings, winding roadways, and ornate plazas and fountains.  Building on Florida&#8217;s rich Spanish history and well suited climate, Coral Gables flourished an appeared as though they had been transported from the Mediterranean coast.  Since that time, the 14 square mile city has continued to further its objective to provide a beautiful well-designed community while being recognized as the center for international commerce in South Florida.</p>

<p>Coral Gables is the result of the efforts of George Merrick, who dreamed of creating a planned community close to the rapidly growing City of Miami.  In 1921, using the citrus and avocado groves he had inherited from his family along with the additional land he purchased in the surrounding area.  Merrick began to lay the plans for the city, selling plots of land through an elaborate marketing campaign that cost millions of dollars.  By 1924, the result was a community of more that 600 homes, churches and businesses, in 1925, the area was incorporated as the City of Coral Gables.</p>
<p>Less than a century later, Coral Gables has matured into a city of distinction accomplishing the City founder&#8217;s dream for a completely planned Mediterranean-style city.  Architecture is one of lasting gifts that George Merrick gave to the City.  Historic properties, spectacular homes and significant landmarks are part of his legacy.</p>

<p align="left"><span style="font-family: 'Arial','sans-serif'">Mr. W Allen Morris, Chairman, CEO &amp; President The Allen Morris Co. Mr. William “Bill” Kerdyk, Commissioner Coral Gables, and President &amp; CEO Kerdyk Real Estate, as well as Catherine Swanson Director of Development at the City of Coral Gables were featured speakers on that day. </span><span style="font-family: 'Arial','sans-serif'"> Downtown Coral Gables has experienced dramatic and successful growth in the past ten years, including several new office buildings, new residential developments, and several new restaurants, galleries, and shops. </span></p>
<p align="left"><span style="font-family: 'Arial','sans-serif'">     Regarding culture and entertainment, Coral Gables now has the highest concentration of live theater in Miami-Dade, highly acclaimed year round concert series, and more than</span><span style="font-size: 16pt"> </span><span style="font-family: 'Arial','sans-serif'">30 art galleries.  Last year, more than 1.1 billion in retail sales were generated in this district. &#8221;</span><span style="font-family: 'Arial','sans-serif'">There are two issues in Coral Gables: traffic and parking&#8221;.  Mr. Allen Morris  added .  Since the trolley&#8217;s launch ridership has been increasing on a daily basis, surpassing the City&#8217;s goals. Original projections estimated at 1,000 passengers daily by year’s were quickly surpassed with a an average now of more than 4,000 riders per day</span>.  <span style="font-family: 'Arial','sans-serif'">At John Martins price per parking space ranges  from $34,000.00 to $35,000.00. ”  The new projects will bring some relief by giving access to sufficient parking spaces.</span></p>
<p align="left"><span style="font-family: 'Arial','sans-serif'"> <a href="http://www.oldspanishvillage.com/" target="_blank" title="Old Spanish Villag"><img src="http://tbn0.google.com/images?q=tbn:G7RrcnkZzSTF-M:http://www.coralgablesschools.com/images/coral_gables_condos2.jpg" align="left" width="142" height="41" /></a> </span><span style="font-family: 'Arial','sans-serif'">He continued speaking  about building developments such as, Alhambra Towers, inspired by the grandeur architecture of the 15<sup>th</sup> Century Gothic Cathedrals of Old Spain but designed for the 21<sup>st</sup> century executive, <a href="http://www.allenmorris.com/pop.htm" target="_blank" title="Ponce de Leon Towers">Ponce de Leon Towers</a> with 2 1/2 year vacancy rate at highest 6%. The new project, <a href="http://www.oldspanishvillage.com/" target="_blank" title="Old Spanish Village">Old Spanish Village </a>at Ponce de Leon Circle, caught my attention last month as a demolition had to take place on Jun 28  of a commercial building before building began.  <embed src="http://xml.truveo.com/eb/i/3398118603/a/58ef677afb89fc040e3dec6de7dd6c26/p/1" type="application/x-shockwave-flash" width="425" height="344"></embed> There will be two mid rise multi-family residential buildings on Palermo and the other on Ponce.   Besides the 38 townhomes along the blocks that abut Coconut Grove Dr.  the development  include a 15 story Mediterranean-style office portion as well.  There will be a retail on the ground floor and offices will begin on the 8<sup>th</sup> floor. The office portion of the project will be known as the Ponce de Leon Towers.  </span><span style="font-family: 'Arial','sans-serif'"><a href="http://www.2020ponce.com/" title="2020 Ponce"><img src="http://tbn0.google.com/images?q=tbn:UOBLbZCm0StbAM:http://www.entnews.com/tpllib/img.php%3Fim%3Dcat_142/1909.jpg%26w%3D210%26h%3D200" align="left" width="106" height="101" /></a>The strategy selected for Coral Gables concentrates on home and lifestyle store formats.  It also responds to a “sweet spot target Market” Downtown Coral Gables has two distinct segments: office workers and residents.  Among them is the magnificent bldg. Project <a href="http://www.2020ponce.com/" target="_blank" title="2020 Ponce">2020 Ponce </a> which is designed to provide the ultimate corporate experience.  It also encourages the development of quality cultural offerings that complement the district development, such as theaters, galleries ,festivals, and programs including lectured book readings, and concerts.  The Ponce Circle Park is the largest downtown Coral Gables amphitheater.  This cultural fabric serves as an excellent destination or anchor point, and clearly differentiates Coral Gables from other local shopping area.  Efforts to attract home/lifestyle stores have proven successful because there are quality local and regional chains that usually locate in non-mall formats. </span><span style="font-family: 'Arial','sans-serif'">As of April 2008, the City of Coral Gabled has a listing of large  preliminary building projects that have been brought before the City of Coral Gables Building and Zoning Department’s Development Review Committee.  This information came from the DRC’s agenda records, which are also posted online at <a href="http://www.coralgables.com/CGWeb/dep_bnz_agendas.aspx" title="Building and Zoning Department Agenda">&#8220;City of Coral Gables&#8221;</a></span></p>
