			<content:encoded><![CDATA[<p>MLX reports as of November 16, 2009 13 active listings in High Pines. 7 were built from 2005 to 2009 while the remaining 6 were built 1949 to 1953. The last 6 months has seen 12 closed sales -7 of the homes were built in the 1950s, 4 in the 1940s, and 1 in the 1990s. There are presently 4 pending sales. Interestingly 2 were from homes built in 2007, 1 from 2008 and 1 from 1960. The closed sales ranged from a high of $890,000 to a low of $415,000.  The pending sales (and all we can use is the asking price as the contract price is not known until the actual closing occurs) were $1,764,000, $1,499,000, $1,180,000, and $499,000. It is too early to tell if the pending sales reflect an interest in the newer higher priced homes or if the sellers of these homes &#8220;had&#8221; to sell and radically dropped their prices.</p>

Call 3-1-1 and you will get a friendly (that has been my experience) Dade County employee who will take down your problem and give you a reference  # (Don&#8217;t lose this number because if you need to call and find out the status of your problem you will be out of luck). If for some reason the resolution has not occurred, the next step is to call your county commissioner. In South Miami, High Pines, and the South Miami section of Coral Gables our commissioner is Carlos Gimenez and his office number is 305-669-4003. Give him a call and ask for Maria who is very helpful. I have had to use her for the early morning traffic problem at Sunset Elementary School on SW 74 St between School House Road and SW 52 Ct. If there is an abandoned house that needs to be cleaned up by the county allow 3 months for the resolution from the date of your original call to the resolution of the problem.</p>

FootWorks is without a doubt the textbook example on how to start a small business, how to run it properly, and how to make it more successful than any of its competitors. On any day you will find runners from beginners to ultra marathoners somewhere around the store. As of right now 800 runners are participating in the Team FootWorks Miami Marathon training sessions. I congratulate the Husebys on their success, and I am happy to have done business with them over the years. We left the immediate area of South Miami/Coral Gables and went just west of Brickell to<a href="http://www.tuttopasta.com/index.html"> Tutto Pasta</a> a small Brazilian Italian restaurant at 1751 SW 3rd Ave, Miami. This is another local tip on where to go to eat. The food is fabulous, the prices reasonable, and the waiters friendly. Of course if you want to go to a more well known expensive place on South Beach that is your choice, but if you like good food you might want to try Tutto Pasta.</p>

Two of his best friends from <span style="color: #ff6600">Clemson University</span> had decided to get married&#8230;. Several months later the phone rang again.. Horrible news !!! The  date of the wedding and the date and time of the all important <span style="color: #339966">University of Miami</span>/<span style="color: #ff6600">Clemson University</span> football game in Miami were exactly the same . In past years all the <span style="color: #ff9900">Clemson</span> grads would come to Miami, go to the beach, have the traditional pre-game beer party, and then head to the game. But, not this year&#8230;So Saturday afternoon somewhere in the rainy hills west of Charlottesville, Va. a wedding band will be playing the Tiger Rag ,and my son and his friends will be glued to their mobile phones waiting for my texts coming from the 50 yard line of Land Shark Stadium in Miami&#8230;.The moral of the story&#8230;Don&#8217;t schedule a wedding college football season&#8230;.. <span style="color: #339966">Go Canes</span> !!!</p>

			<content:encoded><![CDATA[<p>As of Oct. 20th 46 condos were listed for sale in the City of South Miami ranging from a high of $499,000 for a unit in The Banyans to a low of $35,000 at the Hideway Condo. Per sq. ft. prices ranged from a high of $466 per sq. ft for a 384 sq. ft. condo in the Residences At Sunset Place to a low of $81 per sq. ft  for a 432 sq ft condo at the Hideway Condo.  The prices of listed condos are distributed as follows: 7 between $400,000 and $499,000, 5 between $300,000 and $399,000, 3 between $200,000 and $299,000, and 31 lower than $200,000. In the last 6 months there have been 8 closed sales ranging from a high of $180,000 in the Valencia (09/17/09) to a low of $27,900 at the Lee Park Condo(09/10/09). There was 1 sale in May, 0 in June, 2 in July, 2 in August, 2 in Sept. and 1 in Oct. At present there are 11 pending sales with the list prices ranging from a high price of $138,000 to a low price of $45,000.</p>
