			<content:encoded><![CDATA[<p>As I pointed out in the previous article, this is currently a seller’s market. Whether you are selling your house on your own or are considering hiring a sales associate (Me) your house will stand no chance, even in this market, if its not put in the market the right way. What I mean is that there are reasons I have come to know that may hinder your ability to sell. Among those reasons, I almost always find it to include poor marketing initiatives or poor pricing or a combination of both. Of course, market conditions play a big role.</p>
<p>One key statistic I use to determine sellers ability to sell their homes is the absorption rate. I use the absorption rate to measure at what rate the market is absorbing the housing inventory. In other words, only 27% of the total for sale single family homes were sold in month of September as compared to 33% in the previous month. This has a big impact in the months of inventory calculation particularly because the total for sale inventory remained roughly the same month-over-month. If you are not selling your house in this market, I believe it may be due to poor marketing or pricing strategies. This market presents a great opportunity no home owner can afford to miss. A well prepared market analysis to determine market price, along with a well planned marketing initiative will position your house in the units sold. Thus, taking full advantage of the plethora of buyers eager to pay market price, and sometimes more, for your property.</p>

<p>It&#8217;s time to gather your <a title="Box Tops For Education Official Website" href="http://www.boxtops4education.com/" target="_blank">Box Tops</a> and help your local schools. Since 1996 <a title="Box Tops For Education Official Website" href="http://www.boxtops4education.com/" target="_blank">Box Tops for Education</a> has helped America&#8217;s schools acquire more than $400 million dollars. The goal of the program is to strengthen every child&#8217;s learning atmosphere.</p>
<p><strong>What are Box Tops?</strong> Look on your cereal boxes, granola bar boxes, the back of your soup can labels and many more! They are the size of a postage stamp and <span style="text-decoration: underline;"><strong>each one you clip off is worth 10 cents!</strong></span> Think of how many you have in your <a title="Products You Can Find Box Tops On" href="http://www.boxtops4education.com/Image.aspx?id=3878&amp;WT.ac=FMA_ParticipatingProd_08012010" target="_blank">pantry</a> now?  <em>As Education budgets continue to diminish this is a great way to contribute to the future Leaders of our World. </em></p>

Just clip the Box Tops, save them in a bag and then drop them off at allocated locations throughout Hollywood.  Every month the Box Tops will be delivered to Hollywood schools for submission to the <a title="Box Tops For Education Official Website" href="http://www.boxtops4education.com/" target="_blank">Box Tops for Education program</a>.</p>
