			<content:encoded><![CDATA[<p>MLX reports as of November 16, 2009 13 active listings in High Pines. 7 were built from 2005 to 2009 while the remaining 6 were built 1949 to 1953. The last 6 months has seen 12 closed sales -7 of the homes were built in the 1950s, 4 in the 1940s, and 1 in the 1990s. There are presently 4 pending sales. Interestingly 2 were from homes built in 2007, 1 from 2008 and 1 from 1960. The closed sales ranged from a high of $890,000 to a low of $415,000.  The pending sales (and all we can use is the asking price as the contract price is not known until the actual closing occurs) were $1,764,000, $1,499,000, $1,180,000, and $499,000. It is too early to tell if the pending sales reflect an interest in the newer higher priced homes or if the sellers of these homes &#8220;had&#8221; to sell and radically dropped their prices.</p>

Undoubtedly one of the most spectacular swimming holes anywhere &#8230; the Venetian is the only swimming pool ever to be listed on the National Registry of Historic Places. Closed for renovation from September 2008 through April 2009, it is otherwise open year-round. Primarily for recreational use both pool and grounds lend themselves for use as special events.</p>
<p style="text-align: center">Public parks, waterways, bike trails, recreational opportunites, boating, fishing and beaches, libraries, farmer&#8217;s markets, lakes, mangroves , educational programs&#8230;<a href="http://www.fairchildgarden.org/">Fairchild Gardens</a>, <a href="http://www.deeringestate.com/">Deering Estate</a>, <a href="http://www.miamidade.gov/parks/parks/matheson_beach.asp">Matheson Hammock</a>&#8230;the list is endless, and there&#8217;s always something worth doing. 			<content:encoded><![CDATA[<p>Though the City of South Miami handled the budget crisis much more adroitly than other cities, it hasn&#8217;t escaped unscathed as the city commission unexpectedly fired the city manager last Tuesday. They had decided to appoint a new interim city manager Thursday, but didn&#8217;t do that so they could have more time to interview candidates. In addition the city commission could not determine how much severance pay to give to the former manager. On the one hand the city manager&#8217;s contract specifies that he is entitled to 6 months while the city&#8217;s charter specifies that he should receive 30 days. Lets hope the city doesn&#8217;t spend more in fees determining the answer than the 6 months he might be owed. More to come on this matter.</p>

But one item that is usually overlooked is the great collection of beers at the &#8220;Stop N Shop&#8221; at 5885 Ponce De Leon, Coral Gables about a 1/4 of a mile south of Alex Rodriquez Park. Undoubtedly this startling collection of beers would never be at the this location if it weren&#8217;t for its proximity to the main entrance to the University Of Miami. So, if you are looking for beer, I would suggest that you forgo the other other local establishments  selling beer and head directly for the &#8220;Stop N Shop&#8221; .</p>
