What started out as my goal to obtain a four -year higher education turned into a thirty-year love affair.

Imagine the cultural challenges of a young teen leaving the comforts of home from half way around the world to a new world of extreme lifestyles, divers religions and varied aspirations.

As a proud Iranian-American, I now confidently call Miami “home”—Miami-a place where multi-cultural living is intertwined with the tropical colors of her urban and suburban lifestyles. Where else in the world can you be seriously shopping in the morning, sunning on one of her beautiful white sand beaches late afternoon, and boarding a jet to New York by evening!

Living in Miami has afforded me growth both personally and professionally. It is in Miami that I enjoy the unique freedom this great country has to offer blended with rich fabric of my own heritage, culture and native language of Farsi, I sincerely can say “doostet daram, Miami” which means “I love you, Miami !”

Miami is a great place to live for a plethora of reasons not the least of which is its fine restaurants. One of the advantages of being a local is our knowledge of the really good restaurants versus the ones which show up in all the guide books and cost and arm and a leg, especially on South Beach. The other night I had dinner at the River Oyster Bar which is downtown a block off of Brickell and a block south of the Miami River next to the famous Tobacco Road Bar. If you are a fish lover you can’t beat this place. I have spent a lot of time in the Keys and I would put the seafood at the River Oyster Bar up with Key West’s incomparable Louie’s Backyard, 7 Fish, and Cafe Sole. Next time you want seafood in Miami give the River Oyster Bar a try.

The architect of Miami-Dade County’s $3 billion Florida Marlins stadium giveaway is seething at a New York Times report that pinpoints some of the boondoggle’s worst aspects.

The article “took unwarranted editorial liberties and omitted important facts about our decision,” County Manager George Burgess wrote in a letter to reporter Ken Belson that he copied to the paper’s top executives, county and city executives and elected officials and, of course, the Marlins.

The article, headed “In Lean Times, Miami Pays Most of Cost for New Ballpark,” pointed out that the deal proceeded in the depths of the recession and that in return for the county and City of Miami covering three-quarters of the stadium costs they “will receive no new revenue from the park, and the team can keep all the money from the 50 luxury suites, concessions and advertising, as well as from naming rights, which alone could generate more than $100 million.”

I am currently working for the South Florida Super Bowl Host Committee whose mission is to prepare the South Florida region to host Super Bowl XLIV, the Record Breaking 10th Super Bowl in South Florida, Pro Bowl 2010 and to fulfill all bid obligations to the National Football League.

Therefore, I am in need of dedicated and hospitable volunteers (Ambassadors) for the production and success of Pro Bowl 2010 and Super Bowl XLIV. The following types of Ambassadors are needed:

HOTELS
Hotel Ambassadors will staff visitor information booths located in hotel lobbies for guests visiting South Florida during Pro Bowl 2010 and Super Bowl XLIV.Ambassadors will be responsible for greeting and answering guests’ questions about Super Bowl XLIV and Pro Bowl 2010 events. Hotel Ambassadors will inform guests of the event details while also distributing NFL, Host Committee, and hospitality publications. Personable and friendly people are most desirable for this position.

AIRPORTS
Airport Ambassadors are the first South Florida touch point for Pro Bowl 2010 and Super Bowl XLIV visitors and it is critical for this experience to be an enjoyable one. Ambassadors at the airports provide an enthusiastic welcome to Super Bowl XLIV and Pro Bowl 2010 guests at the major airports in South Florida: Ft. Lauderdale-Hollywood International Airport, Miami International Airport and Palm Beach International Airport. Airport Ambassadors should be friendly and greet guests with warm smiles while providing answers about Super Bowl XLIV and Pro Bowl 2010. Airport Ambassadors communicate game, special event, and transportation information and also distribute NFL, Host Committee, and hospitality publications.

FAN PLAZA
Ambassadors at Fan Plaza will assist the NFL staff with the management and supervision of this all new fan-focused area. The NFL FLAG National Championship games will be played at Fan Plaza as well as youth football clinics and other activities. Fan Plaza will be open Pro Bowl 2010 Sunday through Super Bowl XLIV. Specific days and times of operation will be announced later.

SPECIAL EVENTS
Special Events Ambassadors take part in creating a hospitable atmosphere at special events hosted by the NFL and the Host Committee. Special events typically take place during the month of January through the week of Super Bowl XLIV in February 2010. Special events range in size and duration and vary in requirements. Special events include private and public parties, seminars, youth clinics, etc.

There are a couple of items to be aware of. The first one is that I am not looking for a HUGE time commitment on your part. At most, I am looking for you to commit to two (2) shifts of five (5) hours. Secondly, some of the popular activities on the volunteer website currently show as full. As time goes on and we have a better handle of how many volunteers we have, shifts will start opening up and you will be able to sign up for additional events besides the ones currently shown as available.

To become an Ambassador, please complete the online application available at http://www.southfloridasuperbowl.com/Volunteer.html. When asked how did you hear about us, please say “Referred by Ambassador Captain” and put my name (Carlos R. Olivares). The system should place you under my team but drop me a note just in case so I can keep track.

By the way, Registered Ambassadors will be eligible to win a Host Committee prize pack which includes two (2) tickets to Pro Bowl 2010.

If you have any questions or concerns, please don’t hesitate to contact me.

Oh, by the way…if you or someone you know is thinking of buying, selling or leasing space whether residential or commercial who would appreciate the kind of service I offer, I’d love to help them. So, when you think of these people, drop me a line or just give me a call with their name and number. I’ll be happy to follow up and tend to their real estate needs.

As part of the $2.6 billion Major Capital Improvement Program that will continue through the year 2010 4 Animal Relief Areas have been created at Miami International Airport. MIA is the third largest airport in USA, on 2008 it served 16.1 million passengers; after NY Kennedy (#1) and LA International (#2). On 2008 MIA ranked #1 in International Freight.

Despite the volume of activity the flow at the airport moves very efficiently. The ability to check at the curbside, even for International flights, is a time saver. Another thing I noticed in my last trip is that now Immigration for Residents/US Citizens and Visitors are done in two completely separate areas; the set up looks improvised…I don’t know if it is something temporary or permanent.
As it reads in their web site:
“Miami International Airport’s (MIA) and the General Aviation Airports’ annual economic impact is $26.7 billion. MIA and related aviation industries contribute 282,043 jobs directly and indirectly to the local economy. That equates to one out of 4.1 jobs.”

At MIA there is always something new going on!

Buyers think they’re getting the deal of a lifetime with a SHORT SALE. The idea of a short sale screams “bargain”. But is it? Don’t confuse a short sale with a quick sale. It’s usually not speedy. In fact, it’s often a rather lengthy process.

What IS a short sale ? A seller, SHORT the money needed to pay off their mortgage, asks the bank to accept less than the full repayment of the mortgage … eliminating part of the stigma of going into full foreclosure. By attempting to sell their house at less than what they may owe on the mortgage, the buyer feels they are getting a deal. Not always the case! Often the houses listed for SHORT SALE were purchased at the height of the the market. They are not necessarily the BEST DEALS, but the owner may have overpaid. Markets fluctuate. Prices drop. A homeowner wanting to sell something they bought at the height of market will be hard pressed not to take a hit if they are forced to sell in a housing market that has dropped. Take a look at properties purchased years ago … with sellers happy to reap the benefits of a natural market progession, and a decent profit on their original purchase. Don’t limit yourself to looking for hardship cases, of sellers who paid at the peak of the market and can’t hold on any longer. Look for the MULTITUDES of deals there are out there. Get a realtor to help sort through them and guide you.

Ever had a neighbor you wished you didn’t? If ONLY you’d KNOWN before you Bought! People move for hundreds of reasons. A bad neighbor is ONE! Not normally the FIRST item divulged on a seller’s disclosure… a BAD NEIGHBOR is frequent “enough” to warrant a BLOG!

I sell homes in Miami… all kinds of homes, and all over… from the Keys up as far as Hallandale (mostly in Miami Beach, Coral Gables, Brickell, South Miami and Pinecrest though) .

I’m asked (a lot of questions!) – not only questions about the house itself, or about the buying-process, or for guidance on what to offer and why… but as to what any given ”neighborhood” is like.

Here’s what I suggest: Driving by will give you a “rough idea”. Rather than just driving by once though, swing back by again…. at another time of day. If you’ve seen a house on a Monday morning, spin by later in the afternoon or in the evening … or over the weekend. Wander the neighborhood. Explore the streets. Talk with the neighbors. Get a feel for what it would be like, to actually live there. Hang out for awhile. Buying a home is one of the biggest investments you’ll make. If it’s going to BE YOUR HOME, take a few minutes to feel at home! Miami is FULL of beautiful neighborhoods and homes to choose from. It may be tougher than you think to narrow down the choices. We look forward to welcoming you to Miami, and helping you find just the right fit!
