There are lots of exciting things to do in Weston this October. So, I thought I would share some of them with you….

On Saturday October 11th 7:30 p.m. ”The Moonlight Movies in the Park” start again.The movie is shown on a big screen at the event stage in The Weston Regional Park, located at 20200 Saddle Club Road. They will be showing “The Spiderwick Chronicles” the movie starts at 7:30p.m. and you should bring your own lawn chairs and blankets. This event is free to everyone who would like to attend. On Wednesday, October 22, 2008 7:00 p.m. Don’t miss the “Kick off of the Arts and Culture Season” Sponsored by the Art Council of Weston. The event takes place in the Grand Ballroom at The Hyatt Regency Bonaventure From live music, refreshments to art exhibits and much more, this FREE event, open to everyone, will showcase the art and cultural events planned for the upcoming year.

Broward County Becoming More Affordable

I appreciated Ron Shuffield’s update on Tuesday regarding Trendgraphix. According to the statistics, one half of the single family homes for sale in Broward County are under $300,000. Since FHA allows for mortgages up to $423,000 it would make sense that this may be the beginning of the recovery we have been waiting for.

Even if FHA lowers the allowable mortgage due to the decline in the market, there are plenty of properties that qualify under their terms. With their currently required 3 % down payment and the Seller paying all the closing costs, it is possible for someone with $10,000 to purchase a home. That’s less than most people pay to rent a home on an annual basis.

As Realtors we owe it to our customers to keep them informed about the market trends, and unless there is a major meltdown in the financial industry it seems that interest rates will continue to remain under 6% for some time. With more affordable housing and low interest rates it seems to be the perfect time for those who have been renting to begin buying.

I have also been reading many articles about the sales in California and Nevada picking up. South Florida is beginning to see the same in some areas, such as Weston. Since we usually follow what California experiences it would be a good idea to subscribe to the “google alert” for news about real estate and mortgages around the country. That may be one good way to remain positive in these challenging times. I’ll paraphrase Ron in saying that when the market turns around, it will do it so quickly that you’ll never know what hit us. Ron, from your mouth to God’s ears!

Anyone who has ever read a Dickens’ novel, has endured the bleak of the cold and dreary climate of 19th century London. This year our nation’s winter has mirrored a Dickens’ classic. However, South Floridians have experienced the opposite! Anyone thinking about moving to the area may want to examine these two wonderful communities.

Favorable conditions exists for all buyers in this tropical paradise. In Weston, Florida, a planned urban development in the Fort Lauderdale area, there are currently 781 single family homes and 502 condos, villas and townhomes available for sale. This city boasts 22,671 households with an average of 4 persons per home and 80% are owner occupied. Weston became a city in 1996 and has quite a healthy business district as well as a dense residential component.

According to Facts and Trends, Weston had a 11.23 months supply of inventory one year ago. Currently, the City has about 10 months of supply. The good news for sellers is that there has been a 3% decrease of inventory over the past year. However, there has been a 9.22% decrease in sales.

Recent closed sales in Weston* are as follows:

If you desire to live in the Miami area, perhaps you should consider Pinecrest, Florida. Pinecrest is considered an “executive bedroom” community and boasts 19,055 people, 6,250 households, and 5,062 families residing in the village. Currently there are 269 single family homes and 37 condos for sale.

According to Facts and Trends, Pincrest had a 15 months supply of inventory one year ago. Currently, the Village has about 25 months of supply. Sellers should note that that there has been only a 1.9% increase of inventory over the past year. However, there has been a of the 40% decrease in sales; therefore, sellers have to remain flexible in negotiations.

It is not very often that a garage sale is held in Weston. On Saturday October 11th from 8:00 a.m. until 2:00 p.m. the community of Bermuda Springs will be holding their annual community wide garage sale. All residents of Bermuda Springs are encouraged to participate and everyone is welcome to come and shop around you never know what you might find. The gates to the community will be open at 8:00 a.m. and their will be BSO officers directing the traffic.

The market in Weston has started to settle down some. The inventory has averaged about 800 per month for sale for the last 5 months, which equates to about 11 months of inventory compared to 31 months of inventory 6 months ago. The average days that it is taking for a home to be sold is 90 days, the biggest diffrence is the price per square foot has dropped to an average of $183 P/F compared to $203 P/F. The pending contracts per month have almost doubled to 70 per month compared to 6 months ago. With the price reductions taking place more buyers are buying again.
