This foreclosure came on the market just hours ago and is sure to be gobbled up quickly.  I got the lockbox number as soon as I saw it come on the MLS and took some clients over this evening to preview it (yes, at 6:00 pm on a Saturday night).

Here is a run down on the house.  It is a large house on a large lot.  It is located on the better side of Pomona Avenue (closer to LaPlaya).  It features 4,352 square feet of living space on a large lot of 14,400 square feet.  It has 5 bedrooms, 4 baths and a nice pool.  The floors are nice, the layout is a bit challenging, there is basically no kitchen (the previous owners took the cabinets and appliances).  Most importantly, the price per square foot is $201.00 – which is $59.00 a foot less than the average in Coconut Grove this year.

I have a client who is coming in from out of town this weekend to look at high end homes in the area.  This is an exact transcript of a conversation that I had with another real estate office regarding a $1,000,000+ listing.

So that I won’t be sued, I have changed the names (appropriately I think) and the address.

Me: “Hello, may I please speak with Mickey Mouse Realtor.  I would like to show his listing located at 44 Miami Lane”

Mickey Mouse Realty: “No he is not here”.

Me: “Okay, can I have his cell phone please”.

Mickey Mouse Realty: “No”

Me: “Okay, how can I set up an appointment to show one of his listings then?”

Mickey Mouse Realty: “Which listing?”

Me: “The listing is located at 44 Miami Lane”

Mickey Mouse Realty: “Ummm….when would you like to see it?”

Me: “On Saturday at 11:00.”

Mickey Mouse Realty: “I’m sorry, our office is closed on the weekends, we do not do showings on the weekends.”

Me: “You are a real estate office that is closed on the weekends?”

Mickey Mouse Realty: “Yes sir.”

Me: “What do you do if you have clients who are only available to see a home on the weekend?”

Mickey Mouse Realty: “There is nothing we can do sir.  We do not do showings on the weekends, our office is closed.  I can schedule an appointment for Monday if you’d like.”

Me: “Okay, I will let my client know.”

Mickey Mouse Realty: “Goodbye”

People……if your Realtor or Broker will not show your home on the weekend it is time to get a NEW REALTOR!!

As far as short sales are concerned this listing on Justison Road closed quickly – about 3.5 months.  I had the listing back in 2008 priced at $799,000, and it closed last week for $700,000.

The house was a little choppy on the interior and needed updating, but was located on a beautiful lot and had great bones.

Considering the average for short sales so far this year is $256 per square foot, (the average for non-distressed sales of Coconut Grove is $260 per square foot) the buyers got a great deal on this home.

This Old Spanish home recently came on the market in North Coconut Grove.

I was in the house last week and it is charming, in good condition and shows very well.  The owners are asking $773,000.  At this number it is not a steal, but it is a good house for a good price and worth checking out if you are looking in this neighborhood.  For more pictures of 2521 Inagua, click here.

The house features 3 bedrooms, 2 baths in the main house and 1 bedroom, 1 bath in the guest house.  The house has a total of 2,613 square feet on a 6,556 square foot lot.
