			<content:encoded><![CDATA[<p style="text-align: justify">I have recently relocated from the Coral Gables office to EWM&#8217;s Mary Brickell Village office. Given my proximity to the train station, I have recently stopped driving and have started taking the Metrorail on my daily treks to the office. Besides being green and saving money on gas, I am free to read a book (currently reading the latest <a href="http://www.amazon.com/Lincoln-Biography-Ronald-White-Jr/dp/1400064996/ref=sr_1_1?ie=UTF8&amp;s=books&amp;qid=1254182848&amp;sr=1-1" target="_blank">Abraham Lincoln biography</a> which I highly recommend).</p>
<p style="text-align: justify">You can also take a nap (as long as you keep the snoring to a minimum), check email on your Iphone or even talk to a stranger if you are feeling adventurous. Essentially, you can do whatever it is that makes the ride to and from work more enjoyable to you. Trust me when I tell you that it is a lot better than hanging out your head out the window in a frustrated attempt to see what the hold up is ten blocks ahead of you and definitely a lot better than yelling and honking your horn at your fellow Miami drivers because they cut you off on US1 with no warning whatsoever.</p>
<p style="text-align: justify">Anyway, I digress for the purpose of this post and subsequent posts is to invite you as I get off at at different Metrorail and Metromover stations and tell you what your living and entertainment options are in Downtown Miami/Brickell.</p>
<p style="text-align: justify">Our first stop is the Bayfront Park station on our way to Metropolitan Miami. In case this is your first time hearing about Metropolitan Miami, Metropolitan Miami is truly downtown redefined. Metropolitan Miami is a $600 million mixed-use project located in the heart of downtown Miami being built under the auspices of the MDM Development Group and joined by The O&#8217;Neal Group (Shaquille O&#8217;Neal&#8217;s real estate development company).</p>

<p>Met 1 (already built) is the initial phase of the project and is made up of 447 diverse luxury condominiums that include lofts, tower suites and penthouses with amazing views of the city and Biscayne Bay. 			<content:encoded><![CDATA[<p>I have many clients who are looking for a place to live that is within walking distance to the center of town.  When you take a look at the areas surrounding downtown Coconut Grove, you will see that we have a wide range of properties available in prices ranging from $100,000 to several millions.  Typically you pay a premium to live in the heart of a city, but that is not necessarily the case here in Coconut Grove.</p>

<p>If you are looking for a small studio in the center of the village you have quite a few options.   First off, we have The Mayfair Hotel and The Mutiny which are both condo-hotels.  Right now there are a few distressed 1 bedrooms in <a title="The Mutiny" href="http://sef.mlxchange.com/Pub/EmailView.asp?r=1308213114&amp;s=SEF&amp;t=SEF" target="_blank">The Mutiny </a>priced between $100,000 to $200,000.   This is a very good, well kept building with great views of Sailboat Bay.  In the <a title="Mayfair Hotel" href="http://sef.mlxchange.com/Pub/EmailView.asp?r=1745025344&amp;s=SEF&amp;t=SEF" target="_blank">Mayfair Hotel </a>there are some units currently priced under $100,000.  Beware that the associations fees are running very high there right now, (between $1,000 to $2,000 per month for a 1 bedroom!).   You also have the loft style units located in <a title="Grove Square" href="http://sef.mlxchange.com/Pub/EmailView.asp?r=366600567&amp;s=SEF&amp;t=SEF" target="_blank">Grove Square </a>across from the Mayfair Hotel priced in the $200,000&#8217;s.  Finally, the Ritz Carlton offers 1 bedroom units priced in the $500,000&#8217;s.   <a title="Ritz Carlton" href="http://sef.mlxchange.com/Pub/EmailView.asp?r=201211247&amp;s=SEF&amp;t=SEF" target="_blank">Click here to see what I believe to be the best 1 bedroom condo in Coconut Grove.</a></p>
<h5>Walkable 2+ Bedroom Condos</h5>
<p>The<a title="Rice Building" href="http://sef.mlxchange.com/Pub/EmailView.asp?r=819051649&amp;s=SEF&amp;t=SEF" target="_blank"> Rice Building </a>and <a title="Lofts of Mayfair" href="http://sef.mlxchange.com/Pub/EmailView.asp?r=1872792128&amp;s=SEF&amp;t=SEF" target="_blank">The Lofts of Mayfair </a>are two newer boutique condos here in Coconut Grove.  There is currently a 2 bedroom, 2 bath unit in the Rice building asking $525,000.  The Lofts of Mayfair has a 2 bedroom, 2 bath available for $425,000.  Also, The Mutiny, The Sonesta, Yacht Harbor, Ritz Carlton and Grove Tower are older buildings but still nice and have great views featuring units with 2+ bedrooms.</p>
<h5>Walkable Townhouses/Villas</h5>
<p><a title="Center Grove" href="http://sef.mlxchange.com/Pub/EmailView.asp?r=579201453&amp;s=SEF&amp;t=SEF" target="_blank">Center Grove </a>offers new and old construction townhouses priced from $300,000 up to $800,000. Located just across from Greenstreet Cafe is The Cloisters which is a newer community consisting of townhouse style condos.  Prices in <a title="The Cloisters" href="http://sef.mlxchange.com/Pub/EmailView.asp?r=236945701&amp;s=SEF&amp;t=SEF" target="_blank">The Cloisters </a>are currently running from $1,800,000 to $2,900,000.  South of The Cloisters is <a title="Abitare" href="http://sef.mlxchange.com/Pub/EmailView.asp?r=623447548&amp;s=SEF&amp;t=SEF" target="_blank">Abitare</a>, another gated community of townhouses.</p>
<h5>Walkable Single Family Homes</h5>
<p>There are several &#8220;walkable&#8221; single family home neighborhoods in Coconut Grove especially if you use the Commodore Bike Trail along Main Highway, or the sidewalk along South Bayshore Drive to get to the center of town. Prices of single family homes in these areas run anywhere from $400,000 to the millions.</p>
<p>One thing is for sure, Coconut Grove has something to offer everyone!</p>

<p>The <strong>South Beach condo</strong> index is comprised of nine condominiums in the <a href="http://www.kevintomlinson.com/area-condo-map.php?a=9">SoFi neighbohood</a> of <strong>Miami Beach</strong>.</p>
<p>2Q results are mixed with a clear trend downward.  Some buildings like <a href="http://www.kevintomlinson.com/condos/apogee">Apogee South Beach</a> and <a href="http://www.kevintomlinson.com/condos/continuum_ii">Continuum North</a> bucked the downward trend and enjoyed good activity and an increase in $/psf.</p>
