As we close out the third quarter here in the Coconut Grove real estate market, the number of single family home sales is down slightly from the same time last year which is largely due to the lack of inventory. We have also seen a slight decrease in the average sale price of homes sold in the Grove from $816,335 in 2011 to $800,000 in 2012.
