La Florida es el único estado que ha hecho límites de los tamaños de la clase como parte de su constitución. Hay más y más escuelas que son la Florida todo excesiva construida, especialmente en las áreas de la Florida del sur. Miami, Miami del norte, la playa del norte de Miami, y las islas asoleadas están en su manera a construir escuelas nuevas para acomodar la nueva ley. Aventura será efectuado también por estos cambios. La nueva ley limita jardín de la infancia a través del tercer grado para tener 18 estudiantes por sitio de la clase. El grado cuatro a ocho será limitado a 22 y a clases de la High School secundaria a 25. Todo el éstos clasifican la reducción del sitio se asignan por mandato por el año escolar 2010-2011. Como me conduzco alrededor del condado de Dade vea el un montón de ellos que ponen la nueva ley en ejecucio’n en fecha este año que viene. ¿Ahora su probablemente preguntándose cómo hace esta compra o venta del hogar del efecto? ¡Pozo ! Cuántos realtors o consumidores saben este conocimiento y de los que saben puede ser que no sepan qué límites ahora efectúan el área que están cultivando. Los límites de la escuela son el cambiar basado en las escuelas que son construidas. Con lo cual por los 25 años pasados a cierta área pudo ahora haber ido a la escuela del ABC en Aventura irán a la escuela de XYZ en islas asoleadas. Cerciórese de tan que cuando le dan la información sobre las escuelas que pertenecen a su casa, mire para ver si hay algunas escuelas nuevas que son construidas en el área.   • Miami Dolphins, Miami Heat, Florida Panthers, Miami Hurricanes

  • Diversification of people from all over the world

  • Horse Racing, Seminole Hard Rock Hotel and Casino and other gaming centers

  • A great vacation destination for people from all over the world.

  • A relaxed lifestyle or not: Dress casually and live casually or not. Both work just fine

  • Opportunities to live a city lifestyle or live in a suburban family oriented community

I could go on and on with my list but I am stopping here for now. For many this translates into a great environment to live a healthy, intellectually stimulating, culturally rich lifestyle. South Florida is a unique great place to live.

Golden Isles is a great waterfront community with 98% of the properties on deepwater (8′ feet low mean tide), wide canals, average lot size 100′ x 150′ and ocean access within 20 mintues away with no fixed bridges. I have been selling this community for over 8 years and have participated in 5 out of the 6 sales this year which were all in the past 60 Days.

Part of the reason Golden Isles was able to break the 3 Million dollar barrier aside from the home sold being a beautiful 2007 newly constructed home on the water is that this exact home on the same lot size would be twice the price if located just across the waterway in Golden Beach. The Buyer that bought this property did not even know Golden Isles existed and begain their search for properties in Golden Beach and later found this property on the internet. The prices of Golden Beach have helped the value of this community, also 30% of the homes in Golden Beach do not allow boaters to dock their boats on the property because it is too shallow. The home sold today August 31st for $3,050,000.

  • 1 Million dollar barrier was broken in May 15, 2003 property sold for $1,030,000
  • 2 Million dollar barrier was broker in October 21, 2005 property sold for $2,200,000
  • 3 Million dollar barreir was broken today August 30, 2007 property sold for $3,050,000

It seems from the above stats that it will be 2009 before the 4 Million dollar barrier is broken…

I took this photo of one of my favorite gated deep waterfront communities “Golden Isles”. Many real estate professionals are unware of this exclusive community. All the canals are deep with no fixed bridges and ocean access is just minutes away via The Haulover Inlet. Just directly across from Golden Beach but in Broward County.
