			<content:encoded><![CDATA[<p><strong>Just when we thought we would never hear a foreign voice, again, Norwegians, Brits, and Canadians, and Germans can be heard in the streets of  South Florida cities.</strong></p>
<p>Our prices are very attractive.   It has been years since it has been so affordable to live here.  The Europeans always liked our warm, sunny climate and this week the British pound was worth $1.58 and the Euro was worth $1.45.  The economies domestically and abroad have improved,which has made the U.S. lenders offer mortgages to foreign nationals, again.  Bank of America is offering mortgages to foreign investors much more readily than a few months ago, although the documentation is more strict.</p>
<p>Another reason for more sales is <strong>the EB-5 Visa Program</strong>.  This visa was created by the Immigration Act of 1990 and it allows foreigners to obtain a <strong>green card </strong>by making a business investment in the United States.</p>
<p>This is a good time to put your home or condo on the market because there is a much greater chance of  selling now than it has been for the past two years.  <strong>This is really good news!  </strong>If you are thinking of selling, please call me for an in depth review of your property and advice on pricing.</p>

			<content:encoded><![CDATA[<p>Out of town buyers coming to Miami have high expectations.  Miami delivers wholeheartedly on  many (and then again some!)&#8230; but we do fall short in certain areas.  Near the top of that list are the lack of basements &#8230;which can almost  double the indoor space  of a home located in the Mid West &#8230; necessitating  additional storage space for buyers moving to Miami.  No basements&#8230; No attic to speak of.   Buyers accustomed to attics and basements request a third garage to compensate &#8230; but triple garages are infrequent at best  in Miami.  Apart from the subject of basements/attics, we have the subject of price.  <img class="alignleft size-medium wp-image-2598" src="http://miamirealestatecafe.com/files/2009/07/2507075400069363024frfsGF_ph-300x199.jpg" alt="House" width="300" height="199" />Location. Location. Location.  Real Estate is relatively more expensive here in Florida&#8230; in part because of the lifestyle&#8230; but mostly because of location.  What you can buy in Kansas for $200,000.00 you can&#8217;t buy in Miami.  Forget about the basement. Count your blessings with a partial attic.  Exchange Tornados for a healthy dose of sunshine and palm trees&#8230; Here we have sod that comes on pallets ( it&#8217;s roots ready to attach and provide you with ready-made turf). House plants that grew a foot tall &#8216;back home&#8217;  turn into veritable &#8216;trees&#8217; here in Florida. Tropical fruit grows in the gardens, and key lime is not something just found in a bottle.  Unusual varieties of flora and fauna abound.  Lizards, bugs, and wildlife  unknown  perhaps to many of you reside just outside your doors.  Cafes, bookstores, malls, parks  are in every neighborhood.  (We even have dog parks!).  Humor aside, Miami offers an almost endless summer&#8230;. no snow to shovel&#8230; water everywhere (lakes, waterways, canals, bay, ocean &#8230; swimming pools).   The people are friendly .  The weather is welcoming. For the most part it&#8217;s lush and green and tropical almost year-round.  Yes you&#8217;ll pay more per square foot here in Miami, and have less space than you would in MANY parts of the United States &#8230;.  but maybe &#8230; just maybe&#8230; the trade-off is worth it.</p>
<p>Miami is a mix of neighborhoods and of prices.  Find a realtor willing to help you explore the possibilities.  There&#8217;s literally a neighborhood for everyone and anyone&#8230; a right fit.    Give up a little, to gain alot.  Miami is an easy place to live!</p>

			<content:encoded><![CDATA[<p style="text-align: justify"><img class="size-medium wp-image-654 aligncenter" src="http://therealestatemango.com/files/2009/06/p10000421-300x225.jpg" alt="p10000421" width="300" height="225" /> Most of the buyers I met this year are planning to retire in Aventura and are much younger than retirees from earlier generations. They are coming from Long Island, New York, Connecticut and Michigan.  Some are just looking now but expect to buy in a year or two.  They are in the planning stage.  Most are in their late fifties, early sixties and are expecting to continue some of the work they did up north at a branch office down here or on line.</p>
<p style="text-align: justify">Some are disappointed at the price they had to sell their northern home and feel they should be able to make up for it, here by getting a great property for a low price.  Comparing values in other areas is almost impossible.</p>
<p><strong>These retirees want waterfront, activities nearby, and room for visiting children and grandchildren. </strong>They don&#8217;t want a sleepy atmosphere.  Most importantly, they want value for their money and a townhouse that is ready to move in and doesn&#8217;t need lots of work which is seen as aggravation. I say, <strong>townhouse,</strong> because we have so few single family homes that a townhouse is closest to the type of real estate they are accustomed to .</p>
<p>If they want a condo, it has to be light, airy, great views and maintenance that isn&#8217;t back breaking.  Many would be buyers are discouraged by high maintenance.  In fact, one of the major objections to condo life, is the expensive maintenance fees.</p>
<p><strong>Local people who have been renting for years are buying. </strong> A family that lived in a rented townhouse in the waterways for more than five years, recently bought a waterfront townhouse at Mystic Point.  It was a great buy at $400k.</p>
<p><strong>This week</strong>, I have been reading about <a title="Foreign Investors Looking At South Florida Real Estate" href="http://www.propertywire.com/news/north-america/florida-property-market-200906153218.html" target="_blank">foreign investors coming back into the Florida market</a>.  Foreign investors are now considering South Florida Real Estate a safe investment again and they will be a crucial player in helping the South Florida Real Estate Market recover.  Buyers from the <strong>UK</strong> are among those who are trickling back into the market, looking for distressed and foreclosed properties.</p>
<p><strong>The falling dollar is also attractive and international investors want to take advantage of the exchange rate.</strong></p>

			<content:encoded><![CDATA[<p class="MsoNormal" style="text-align: justify">When I was younger  a wise individual told me to find the place that I most wanted to go on vacation, move there and “make it work”. Those words that have resonated in my mind throughout my life as I found myself moving for companies that employed me.  Newport Beach, Atlanta, Charlotte, all great places to live and work.  The Cayman Islands were home for the last twelve years. I miss the Islands, and my work as a designer. Although if there was one move left and I remained in the United States then I would live in South Florida and “make it work”. I lived here before, I met my husband here in South Florida, and when you live in the Cayman Islands, or any of the  Islands for that matter, you get to know South Florida well. It&#8217;s the gateway to the rest of the world.</p>

South Florida is a world within itself. Although South Florida may be apart of the USA, it&#8217;s perceved around the world like it&#8217;s own country. There are expats from all over that call South Florida  home. It has the pulse of high energy and style that is so unique it has earned  recognition around the world. Miami is so well known it&#8217;s referred to simply as Miami, not Miami, Florida; as if someone may not know where it was.</p>
<p class="MsoNormal" style="text-align: justify">South Florida is  diverse in culture, old world and new,warm weather and water, the high life and the quite. I’ve seen the band bring people to life, dancing on table tops, my husband one of them. When you’re dinning in South Beach don’t be surprised to see your favorite celebrity sitting several tables down.
