Take a look at this chart which shows the price distribution of homes currently on the market in Coconut Grove. As of today there are a total of 86 homes for sale in Coconut Grove (36 in North Grove and 50 in South Grove). You can see that the segment with the most homes is the $1,000,000 to $2,000,000 price range whereas there are only a handful of homes available under $500,000. I have quite a few well-qualified buyers interested in purchasing homes in the Village of Palmetto Bay. The problem we have: a lack of inventory, (meaning active listings). In February of this year, we saw the lowest number of single family homes for sale than in any month over the last year.
