Although foreclosures continue rising we are now seeing that sellers are pricing their units right.

The NAR report showed that sales were up slightly in May due to more appealing prices but that the general trend was downward.  The high rate of foreclosures affect the market as well as the large inventories.  So far, this year home sales are down 16% and condo sales are down 25%.

Have you noticed that the majority of all sales in today’s market is below the Tax Assessed Value?  Sellers’ are still under the assumption that this value is a true reflection of what their property is appraised for, even some Realtors are still under this notion. WAKE UP AND SMELL THE COFFEE!
