Last Monday Susan Heatley of Heatley Real Estate at EWM closed the sale of 8750 Ponce De Leon Blvd. in the Ponce Davis section of Miami for $1,551,250. The buyer has told us that he plans to tear the existing 1942 residence down and construct a new one on the 62,000 sq. ft. lot. I believe the architect is presently working on the plans. I shop for groceries at Whole Foods located at 6701 Red...Continue Reading!
I had a chance to visit 2 new listings in High Pines today, 7272 SW 53 Ave., & 7820 SW 54 Ave. Both homes are typical older, small sq. ft. High Pines homes that have been well taken care of by their existing owners. That being said it is interesting to compare their per sq. ft. prices versus what has been selling in High Pines. 7272 SW 53 Ave.,built in 1947, is listed at $301 per sq. ft(or $699K) while...Continue Reading!
After many months of effort I finally got Wachovia's short sale manager to visit 5045 SW 74 Terr. in High Pines. She was surprised and appalled by the condition. I told her that the situation was unacceptable to the neighborhood, and she agreed to get it resolved quickly as possible. Let's hope so, but I am not holding my breath. I will keep you posted.
