The South Gables real estate market is really perplexing because even in this time of economic stress there are not that many homes for sale and certainly not that many apparently distressed properties. Warren Buffet, CEO of Berkshire Hathaway has just released a statement that he believes the real estate slump will end by 2011. He believes that is about how long it will take for the supply to catch up with demand. I feel that it could even be sooner for the higher end areas such as South Miami, Coral Gables and Coconut Grove because we are seeing such low inventory levels already. When you take a look at the homes for sale in High Pines you will notice that there are bascially two types: those that are new construction (2007 to 2010) and those that need to be torn down/renovated. This explains the prices you see there.
