Expensive single family homes are beginning to make a comeback in 2010. In 2010 there have been 13 closings in the South Gables running from the most expensive at 181 E. Sunrise Ave. (which I believe is A Rod's former house and doesn't have a photo) which sold for $8,500,000 to 1020 S. Alhambra Circle which was the least expensive at $760,000. The only other house which closed below $1,00o,000(actually $1,162,600) was a Gables Waterway property at 832 Alfonso Ave. ...Continue Reading!

Living in South Miami, High Pines/Ponce Davis and South Coral Gables- How I got a problem resolved with Miami-Dade County
Based on my experience I can't recommend how to deal with Miami-Dade County when you have a housing (for lack of a better term) problem, but I can tell you what worked for me. And, I must admit that I 100% stumbled on the solution. The house at 5045 SW 74 Terrace had been vacant since Jan. 2009 and had broken windows, a green pool, etc., everything you don't want in your neighborhood. I followed procedure and in Sept. called...Continue Reading!

Living in South Miami, High Pines/Ponce Davis And South Coral Gables – New Home Prices Are Better Than Old Home Prices
I was looking at homes earlier today in the South Gables, and it was interesting to note that the same pricing phenomena was occurring there as in neighboring High Pines. New home prices on a per sq. ft. basis are a better buy than the older homes on a per sq. ft basis. As an example the new home listing at 7320 Mindello St. (corner of Mindello & San Juan) had a per sq. ft price of $431 while the...Continue Reading!

There has been an improvement in the interest rates and down payment requirements for Jumbo Loans . This is very encouraging news because high rates and high down payment requirements for Jumbo Loans have been holding back our luxury market in South Florida. On that note, there is a new $2,350,000 home in the "Ponce Davis" area that just came on the market. Located at 4950 SW 80th Street, this 7 bedroom, 7 bath home was built in 2000 and remodeled in 2005. The...Continue Reading!
